Wood-Destroying Insect Information Report (WDIR)

What is a WDIR?

The North Carolina Official Wood-Destroying Insect Information Report (Form No. WDIR 100), adopted by the Structural Pest Control Committee, is used for reporting the presence or absence of wood-destroying insects and their evidence in structures for sale. To issue this report an individual must be licensed by the North Carolina Department of Agriculture & Consumer Services, Structural Pest Control Division or work for someone who is licensed. It is the only form that is legal for this purpose and is required on almost every residential structure sold.

What will be reported?

The WDIR is issued for informational purposes and is required to reveal information concerning evidence of wood-destroying insects only. The WDIR inspector must report all visible evidence of wood-destroying insects and any conditions conducive to subterranean termites. The WDIR is not a warranty as to the absence of wood-destroying insects; it is a report of the visible presence or absence of wood-destroying insects at the time of the inspection.

What is not reported?

Areas considered to be inaccessible are one's that cannot be inspected without opening the structure or removing objects blocking the entry. Examples: garages filled with boxes and storage items, a crawl space filled with water, an area under the porch or in crawl space that is filled with firewood or wood debris. This can also include areas that are under 18" high. Let's face it not many people can fit into those areas. We can't see thru the floors and cannot be responsible for removing molding, carpets, vinyl siding or any area that is unsafe.

When do I need it?

Normally the report is required prior to the sale of the property typically 30 days before the sale. Some lending institutions only honor them for 30 days. The best time to request the WDIR is when you are requesting the Home Inspection. The home inspector takes 1 - 3 hours and the Termite Inspector takes about 30 - 60 minutes. The Termite Inspection can be done at the time of the Home Inspection or it can be scheduled in advance at the convenience of the realtor, buyer or seller.

How much does a WDIR cost?

Southern Wake County: Apex, Angier, Cary, Fuquay-Varina, Garner, Holly Springs, Lillington, Southern Raleigh, Willow Springs - $85.00

Northern Raleigh, Knightdale, Durham - $95.00

What do the Buyer and Seller need to know?

The buyer and seller need to know that the report covers only what the inspector can see on a visible inspection. The inspector will look for signs of a past or present termite infestation. However, wood destroying insects can be hidden in areas impossible to discover.

Some homeowners are cautious of telling prospective buyers that they have had a termite treatment in the past for fear of scaring off the buyer. The image of termites eating away at your home day-after-day can be chilling; resulting in images of your home collapsing into a heap of dust. Luckily this is not usually not the case.

A good approach is for the homeowner to openly share information on insect activity and damage to the house as well as what steps have been taken to stop them in their tracks. That way surprises during the WDIR inspection and closing may be avoided.

Buyers, we suggest that you order the WDIR inspection before the home inspection in order to save yourself some money and allow adequate time for any treatments required. You should plan to accompany the WDIR inspector so that you will know what area's are inaccessible and why and can make an informed decision about the home.

Does the Pest Control service cover termites?

That's a good question and we get it frequently.   Termites are classified as a wood destorying organism.  They are NOT included with our regular pest control services.   We offer a couple different types of termite services one is a liquid treatment.  Termite treatment requires a more extensive treatment and includes measuring, inspecting, graphing, trenching and treating.  North Carolina Structural Pest Division require be followed.  You can view these at http://www.ncagr.gov/SPCAP/structural/pubs/index.htm  For more information see our services page or call the office and we will explain in greater detail.

What is included in general pest control service

Our general pest control service will consist of a visual inspection exterior of your home especially the affected areas.  The Technician will then formulate a treatment plan.   The treatment will be applied within the 4 feet up and 4 feet out around the exterior of the home.  The general pest control service will cover:  ants, rats, mice, roaches, crickets, centepedes, spring tails and up to 32 other insects.  The service is provided 4 times a year and customers can call for emergency services in between visits.  The technicans also web around entrance ways to the home as an added bonus.

Do I have to take everything out of my cabinets for a roach service?

You DO NOT need to take everything out of your cabinets for our roach service.  We use a baiting technique that is extremely effective although I would recommend washing dishes before use because roaches carry disease pathogens.
